How to Stage Your Home

Staging is more important than ever. For years you were simply asked to keep your home clean and tidy. Not so today, the competition is so tough now and without staging the homes are not getting looked at. Developers with model homes are using professional stagers and it's tough for the average home seller to compete. But you can get started on the right road using some simple basic tips.

1. More than Clean.

The best way to do this is by removing everything and slowly adding a piece or two back at a time. Most sellers do it the other way around; take out a piece or two. You want to make sure there is a clear walkway through every room and that the space flows from one area to another. Be sure to use each room for the purpose it was designed. Remove items like office equipment from the kitchen and the dining room, also removed exercise equipment from the bedroom, etc.

2. Keep colors warm and neutral.

This is not the time to have a red bedroom or dark blue bathroom. Even the children's room should be simple and clean. Warm neutral tones against white trim look modern and clean. Touch up the outside too. You might consider just the trim and the front door if you can't repaint the entire house, This can make a big difference.

3. Check the decor.

Compare your décor to the model home or the nicest hotel room you have been in. Was simple, comforting and did it catered to either male or female? Pack personal collections such as dolls and deer heads, personal photos and memorabilia. Remember the hotel room mentality. Bathrooms should be addressed as well. Keep fresh linens (preferably white) rolled, folded or hanging neatly.

4. Visit model homes.

Make sure you visit model homes and furniture showrooms your potential buyers will be seeing. These are great places to get ideas for staging your home. You may not even be in the running if home doesn't show as well.
